			<content:encoded><![CDATA[<p>Many are looking to real estate investing as a part or full time business. Many people think this is a good time to get into the game because there are many foreclosures on the market. Foreclosed homes are those that are owned by the bank or the lender.</p>
<p>Many people are losing their homes because they cannot afford to pay their house payments. They may have lost their job or perhaps they took out a variable interest loan and the interest rate has gone up and they can pay the higher loan payment. Banks repossess the house and then sell the foreclosed homes to people who are looking for a house to move into, or to investors who want to buy the property and resell it for a profit.</p>
<p>Foreclosed homes are usually in need of extensive renovation. People who are losing their home to foreclosure, allow their home to fall into disrepair as they await their eviction notice. Some people who are losing their home will even damage the house intentionally. So the average foreclosed home will have plumbing problems, damaged walls, and other typical damage.</p>
<p>Most people looking for a house to move into, do not want to have to spend money and time repairing a damaged home. But the investor will buy the house, rehab it, and either sell it for a profit, or rent it out for positive cash flow. Banks do not sell REO properties to investors or people looking for a house to move into. They are required by law to assign their REO property, or real estate owned property, to a property agent.</p>
<p>They work with only a handful of agents who understand the REO market and sales procedure. The successful investor finds out the agents who work with REO properties and create business relationships with them so that they can find out of any new properties before they are listed on the MLS. The MLS is the multiple listing service, and is where all houses owned by the banks are listed for sale.</p>
<p>The MLS is the multiple listing service and once a house is placed on the MLS, it will draw a lot of attention and many bids. But an agent does not have to immediately place a home that he has been assigned by the bank, on the MLS. Before he places it on the MLS, he can call the investor he has a business relationship with and offer the investor the chance to bid on the house before anyone else is aware of the property</p>
<p>This is legal under the rules of the real estate state board, so there is no wrong doing. The investor who has many friends in the real estate business will have more opportunity to make bids on houses not yet on the MLS.</p>

What many people don&#8217;t know is that the government has the ability to put tax liens on properties.  Tax liens are easy to understand and avoid though. </p>
<p>Tax liens are placed on homes when the owners have not paid their taxes; property, income, or otherwise.  The government places tax liens on their homes to ensure that the debts are paid and that the title cannot be transferred to another individual or put up as collateral for different financing options, including mortgages. </p>
<p>When tax liens are placed on mortgaged properties the mortgage companies are put in jeopardy of losing the property and all the money that is owed them.  Because of this high risk situation mortgage companies are often willing to pay off the taxes and charge the owner through an escrow account to make up the difference and ensure that the taxes get paid the next year. </p>
<p>If the mortgage company pays off the owed taxes they will set up an escrow account so that the owner can make monthly payments on that and also pay ahead for the next years taxes.  Most properties that end up with tax liens don&#8217;t have any financing on them, for these owners setting up a personal savings account and budgeting in monthly payments to go towards the escrow will help them to avoid the inability to pay with a $500+ bill is thrown at them. </p>
<p>Sometimes tax liens are placed on homes because people owe income taxes.  This situation can also be easily avoided by the owner contacting his or her employer and answering a few questions to figure out the right amount of federal taxes to be immediately taken from each paycheck.  If the owner has a lot of investments that would be taxed it would be a good idea to talk to an accountant to ensure that enough is being taken out and also to ensure that too much isn&#8217;t taken out of each paycheck. </p>
<p>There is no need for owners to lose their homes to tax foreclosures, because of tax liens that have not been dealt with.  The IRS is willing to work with people on payments of back taxes, so if owners have found themselves in this dire situation they can easily work their way out of it.  Avoiding tax liens in the future is really not very difficult when the owners are thinking ahead.</p>

<p>Tax sales are held annually; sometimes more often than that.  They are auctions held by the government to recoup back due taxes.  These properties are sold in the form on tax lien certificates &#8211; an opportunity to make a good interest rate, but necessarily gain a property &#8211; and through tax deeds &#8211; where the investor becomes the new owner of the property. </p>
<p>You don&#8217;t have to go to tax sales to get the properties though.  Another option is obtaining a copy of the list from the county auditor one to two months before the auction.  Sometimes these lists are available online as well, often with weekly updates (some owners pay off their taxes before the tax sales).  From these lists of properties you can do some research and get in contact with the property owners. </p>
<p>By contacting the owners you can try and work out a deal to get the property before anyone else does and without the stress of having to compete at auction.  Tax payers who haven&#8217;t paid up to the point of the tax sales generally don&#8217;t have the money and are in a stressful situation themselves.  They are often willing to work with investors and will let them secure a great deal, because it helps them out as well. </p>
<p>Make sure that you also research the properties.  Research is essential to successful investment, because you need to know what you are getting yourself into.  It is possible that the property could be in poor enough condition that even a small amount of money spent at tax sales would not be worth it.  So, drive by, talk to the owners, do some internet research, whatever it takes to make a good decision. </p>

Many people understand the basic concept of a home foreclosure due a delinquency on mortgage payments, but many people are not aware of what can happen when property and income taxes are failed to be paid.  In such a startling and dire situation what can what expect? </p>
<p>When you fail to make your tax payments on time the IRS starts to send you notices.  If you fail to respond to these notices and work things out with them, or in other words starts making some progress on your back due taxes, they can put a tax lien on your home.  This tax lien prevents you from being able to offer the property as collateral for financing or from transferring the lien on the property to another individual.  The tax lien will then remain in place until the debt has been completely paid off. </p>
<p>In the case of unpaid property taxes the government will send notices to the lenders that have financed that property.  They do this because lenders are quick to pay off the taxes for the owners.  This is because having a lien on the home puts them at a high risk for losing that property and not being able to recoup any of the money. </p>
<p>When lenders offer this option they require back payments for what they have paid.  They set up an escrow account that generally becomes attached to the mortgage payment.  The owner is then responsible for a monthly back payment and a payment that goes towards the coming year as well.  Most tax lien properties are not financed and in those instances owners should be putting away money each month to save for the lump sum tax payments due each year. </p>
<p>When it comes to properties getting a tax lien because of income taxes that haven&#8217;t been paid owners should also be thinking ahead.  You can work with your employer or an accountant to figure out a fairly accurate percentage of your pay check that should be automatically deducted to cover your federal taxes, so that come tax season you owe as close to zero dollars as possible. </p>
<p>A tax lien is fairly simple to avoid.  Pay your taxes.  That is all there is to it.  If you have botched up your budgeting terribly, then you should be certain to talk to the lenders and government about the situation and set up some sort of payments and after that always remember to pay your taxes.</p>

Stocks and bonds are crashing all around and CDs have lower interest rates that those huge amounts of required cash deserve&#8230;  The answer is tax liens certificates.  Investing in these babies can earn you anywhere from 18 to 50% in profits within only 1 to 5 years! </p>
<p>Anyone can invest in tax lien certificates.  No certification or licensing is required.  You just do your research and you can find properties to purchase for as little as $100 or as much as $100,000 (sometimes even less or even more).  The properties are sometimes peculiarly shaped pieces of land or huge commercial buildings in prime locations. </p>
<p>Putting your money into tax lien certificates is a guaranteed (by the US government) way to make 18 to 50% in profit.  High yield CDs are not making as much interest as they should be and stocks and bonds are high risk as it is.  With an ever wobbly stock market it is too risky to put all of your retirement money into stocks and bonds. </p>
<p>How does it work?  Basically, you are lending your money to the government to cover the butts of the delinquent tax payers and once they pay the government back you get your initial investment that covered the cost of the tax lien certificates plus of the interest as well.  Sounds easy enough right? </p>
<p>Do your research on the properties and learn the laws of each state you purchase from.  Will any liens become attached to you?  How many years for the pay off?  What are the interest rates? What is it worth?  Even though you&#8217;re simply investing in tax lien certificates there could come a point where you need to foreclose on the property and you need to know what that means for you. </p>

Although there are many ways in which you can prevent getting to this point the fact of the matter remains, for those already in the messy situation, that &#8220;what if&#8217;s&#8221; won&#8217;t make the problem go away.  There is hope though.  There are different options for paying off the tax lien that are fairly easy to accomplish.</p>
<p>Before issuing a tax lien the government will make several attempts to contact the owner regarding their overdue taxes.  They are willing to make payment arrangements with the owners as well.  All they want is their money and while added interest and fees are nice, getting the money in the first place would have been even better in their eyes.  Once the tax lien is attached to the property there is no going back (unless of course it is all a huge mistake that can simply be sorted out and fixed).  This is not to make it seem as though getting out of the tax lien is very difficult, on the contrary there are several options.  </p>
<p>One of the options available to owners whose properties are financed is generally taken care of for them.  When the government contacts the owners concerning the defaulted taxes they also inform the lenders who then promptly pay the government and require that the mortgagee pay them back through the use of an escrow account (which had it been set up in the first place could have prevented this whole situation).</p>
<p>Most tax lien properties do not have any financing attached.  Many of them are inherited properties that people don&#8217;t really care about.  In an instance like this you can choose to sell your property.  Just make sure you include paying off the tax lien and all related interest and fees in the closing costs or else the title will not be transferred.</p>
<p>If you don&#8217;t even care about the property and the money for selling it is not worth it to you then you could let the government take the property off of your hands.  If you ignore those warnings and statements issued by the government for long enough the property will be seized and sold at a tax deed auction.  It might also be sold to investors as a tax lien certificate.</p>
<p>A tax lien may seem like a monstrous task that is insanely boring hard to understand how to handle, but in reality it is quite simple.  Just do your homework and talk to the right people and you can have the issue resolved quickly.</p>

By placing tax liens on these homes the government ensures that the owner can&#8217;t really make a move without first making a payment.</p>
<p>First you should be aware that having tax liens on your property limits your financial possibilities.  You most likely will not be able to pay off your tax lines with a loan because tax liens are reported to the credit bureaus.  Another reason it is hard to get financing is because properties that have tax liens on them cannot be offered up as collateral.  Finally you cannot even transfer the title of the property without paying off the tax lines.</p>
<p>One of the most common ways that people pay off their tax liens is by using an escrow account.  This only works if the owner&#8217;s property is currently mortgages.  Mortgage lenders are very willing to pay off your tax liens and then charge you back payments for them (usually divided up over a year) as well as charge you for future payments (also divided up over a year).  They do this because the risk of losing your mortgage payment by the government seizing and selling the property is too high.</p>
<p>If you don&#8217;t want to keep the property you can easily sell it, despite the limit put on the transferring of the title.  You can accomplish this by writing the tax liens balance onto the closing costs of the buyer&#8217;s contract.  Many people find this is one of the easiest routes to take and by choosing this route you don&#8217;t have to be responsible for remembering any future taxes placed upon your property.</p>
<p>If you fail to pay off your taxes then the government will seize your property.  They will either sell it at tax deed auction or to investors at as tax lien certificate.  Tax liens can be highly profitable properties for investors, so they are constantly on the lookout for the best deals.</p>
<p>These three options are available to owners in order to handle the situation of tax liens being placed upon their properties.  Each one is easy, in its own right, to deal with.  Owners can either put a little bit of effort in that will go along way or simple ignore the tax liens and let the government tax the tax liens away.</p>
